Soil bearing capacity, water table level, and soil classification (clay, silt, sand, rock). These three parameters determine whether your foundation will be a simple strip footing or an expensive raft or pile system.

Real Consequences

Black cotton soil expands when wet and shrinks when dry, causing cracks in walls if the foundation isn't designed for it. Ignoring this is the single most common cause of structural distress in central and western India.

Always insist on a test report from a NABL-accredited lab, not a verbal assurance from the contractor.
