How to Vet a Contractor Before Signing a Contract

Verify Registration

Every legitimate contractor should have a GST number and a registered firm. Ask for their PAN, GST certificate, and at least three completed-project references from the last two years.

Visit a Live Site

A polished portfolio can hide poor workmanship. Visit one of their ongoing projects unannounced—observe worker safety, material storage, and general site cleanliness.

Never pay more than 10 % as an advance. Structure payments milestone-wise: foundation done, slab cast, finishing started, and so on.
